A rent figure only matters if there is a tenant behind it. Each of these is RERA-verified and scored on location, builder track record and rental fundamentals.
Where the data comes from, why your quote differs, and what to budget for beyond the rent.
The figures are compiled from rental listing aggregation and our own market research across East and North Bengaluru, then reviewed locality by locality before publication. They are annual averages, not a live feed — see the methodology note on this page for exactly what is counted and what is excluded.
22 Bengaluru localities, tracked annually from 2016 onwards, for 1–4 BHK apartments across three furnishing levels. The table and chart show the most recent five years; the insight cards use the latest year. New years are added to the dataset as they close.
An average hides a wide spread. Within one locality, a newer gated project with a clubhouse can command 30–40% more than an older standalone building on the same road, and a corner unit with a balcony more again. Floor, age, society amenities, parking and how urgently the owner needs a tenant all move the number. Use the average to judge whether a quote is broadly fair, not to argue over a few thousand rupees.
Conventionally: modular kitchen cabinets, wardrobes, fans, lights and often geysers and an air conditioner or two — but no beds, sofas or dining furniture. Fully furnished adds those, plus usually a fridge and washing machine. Unfurnished means bare walls, and in Bengaluru frequently no wardrobes either. There is no legal definition, so confirm the inventory list in writing before signing.
The tracker shows the actual year-on-year change and CAGR per locality rather than a single city-wide figure, because the spread between localities is the interesting part. Standard rental agreements in Bengaluru typically provide for a 5–10% annual escalation, and most landlords apply it at renewal.
Yes, and that is the intended use. Take the locality average for the configuration you are buying, then run it through the rental yield calculator with the purchase price and your holding costs. Model the unfurnished or semi-furnished figure unless you are actually going to furnish the unit — the fully furnished premium comes with capital outlay and depreciation attached.
Bengaluru has historically run the highest deposits in India — 6 to 10 months of rent was standard, though 3 to 6 is now common in larger gated projects and with corporate landlords. It is negotiable, particularly for a longer lock-in. Deposits are not reflected in the rents on this page, so budget for them separately.
