What are the biggest hidden costs when buying a property in India?

The largest hidden costs are stamp duty (varies by state, typically 5–7% of property value), registration charges (usually 1%), GST on under-construction properties (5% for regular, 1% for affordable housing), brokerage (1–2%), and home loan processing fees. Together these can add 8–12% to the base property price.

Is GST applicable on all property purchases?

GST applies only to under-construction properties. Ready-to-move properties (where the Occupancy Certificate has been issued) are exempt from GST. For under-construction properties, the rate is 5% for regular projects and 1% for affordable housing projects. The GST is calculated on the agreement value excluding the land component.

What is the difference between the agreement value and the total property cost?

The agreement value is the price stated in your sale agreement with the developer. The total cost includes stamp duty, registration, GST (if applicable), car parking charges, club membership, advance maintenance deposits, and power backup charges — all of which are typically charged separately over and above the agreement value.
