Terms of Service

1. Acceptance of Terms

By accessing or using the AnviRealty platform (website, mobile interface, APIs, and all associated services at www.anvirealty.in), you agree to be bound by these Terms of Service ("Terms"). If you do not agree with any part of these Terms, you must not use our platform.

We may update these Terms from time to time. Continued use of the platform after changes constitutes acceptance of the revised Terms. We encourage you to review this page periodically.

2. Eligibility

To use AnviRealty, you must be at least 18 years old and capable of entering into a legally binding agreement under Indian law. By using this platform, you represent and warrant that you meet these requirements.

3. Platform Description & Nature of Services

AnviRealty is a real estate advisory and information platform. We provide:

  • Property listings with AI-powered investment scores
  • Location investment insights and market analysis
  • Real estate calculators (EMI, stamp duty, rental yield, etc.)
  • Builder information and project details
  • AI-powered chat assistance and property recommendations
  • Site visit booking facilitation

Important: AnviRealty is NOT a registered real estate broker, agent, or financial advisor. All information, scores, and insights provided on our platform are for informational purposes only and should not be construed as professional real estate, legal, or financial advice.

4. User Accounts

Certain features require account registration. You are responsible for maintaining the confidentiality of your login credentials and for all activities under your account. You agree to:

  • Provide accurate, current, and complete information during registration
  • Update your information to keep it accurate and current
  • Notify us immediately of any unauthorized use of your account
  • Not share your account credentials with third parties

We reserve the right to suspend or terminate accounts that violate these Terms or engage in suspicious activity.

5. Property Listings & Information Accuracy

Property listings on AnviRealty are provided by builders, developers, and other third parties. While we make reasonable efforts to verify listing information:

  • We do not guarantee the accuracy, completeness, or reliability of any listing
  • Prices, specifications, images, and availability are subject to change without notice
  • Users must independently verify all property details before making decisions
  • RERA registration details should be verified directly with the relevant RERA authority

6. AI-Powered Features & Investment Scores

Our AI investment scores, location insights, and automated recommendations are generated using proprietary algorithms and publicly available data. These features:

  • Are informational tools only — not investment advice
  • May not reflect real-time market conditions
  • Should not be the sole basis for any investment decision
  • Do not constitute a recommendation, endorsement, or guarantee of returns

Users should consult qualified financial advisors and conduct thorough due diligence before making property investment decisions.

7. Acceptable Use

You agree not to:

  • Use the platform for any unlawful purpose
  • Post false, misleading, or fraudulent information
  • Attempt to gain unauthorized access to our systems or other user accounts
  • Scrape, crawl, or use automated tools to extract data from the platform without written permission
  • Interfere with the platform's operation or other users' experience
  • Use the platform to spam, harass, or send unsolicited communications
  • Reproduce, distribute, or create derivative works from our content

8. Intellectual Property

All content on AnviRealty — including but not limited to text, graphics, logos, icons, images, audio clips, data compilations, AI algorithms, software, and the overall design — is the property of AnviRealty or its content suppliers and is protected by Indian and international intellectual property laws.

You may not reproduce, distribute, modify, display, or create derivative works from any content on this platform without prior written consent from AnviRealty.

9. Third-Party Links & Services

Our platform may contain links to third-party websites, services, and APIs (including payment gateways, mapping services, and builder websites). We are not responsible for the content, privacy policies, or practices of these third-party services. Use of third-party services is at your own risk.

10. Limitation of Liability

To the fullest extent permitted by applicable Indian law, AnviRealty and its directors, employees, partners, and affiliates shall not be liable for:

  • Any direct, indirect, incidental, consequential, or punitive damages arising from your use of the platform
  • Losses resulting from reliance on property listings, AI scores, or any information provided on the platform
  • Disputes between users and builders, developers, or other third parties
  • Service interruptions, data loss, or security breaches

Our total liability for any claim arising from these Terms shall not exceed the amount paid by you, if any, for using our services in the 12 months preceding the claim.

11. Indemnification

You agree to indemnify, defend, and hold harmless AnviRealty, its officers, directors, employees, and agents from any claims, liabilities, damages, losses, or expenses (including reasonable legal fees) arising from your use of the platform, violation of these Terms, or infringement of any third-party rights.

12. Privacy

Your use of the platform is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal data in compliance with the Digital Personal Data Protection Act, 2023 (DPDP Act).

13. Dispute Resolution & Governing Law

These Terms shall be governed by and construed in accordance with the laws of India. Any dispute arising from these Terms or your use of the platform shall be:

  1. First — attempted to be resolved through amicable negotiation within 30 days of written notice
  2. Then — referred to arbitration under the Arbitration and Conciliation Act, 1996. The seat of arbitration shall be Bengaluru, Karnataka.

The courts of Bengaluru, Karnataka shall have exclusive jurisdiction for any matters not subject to arbitration.

14. Termination

We reserve the right to terminate or suspend your access to the platform at any time, without notice, for conduct that we determine violates these Terms, is harmful to the platform or other users, or for any other reason at our sole discretion.
